The Legacy Alarm Systems will no longer be supported and needs to be replaced. The system often generates false alarms and reduces the efficiency of our Security Staff to serve Innsbrook in its entirety. Innsbrook has updated their infrastructure to support a new radio based alarm system. The new system does not rely on subscriptions or services from outside companies in order to function correctly Ex. 3G, Home Phone Line, Cable, etc.

You do not need to update if you have a modern system that is reporting properly. If you have a key based system then you need to upgrade. If you do not know what type of alarm system you have you can check below to see if your system is supported. Further information can be found on the Member Portal.

The resident is responsible for all the alarm hardware in their home. Much like with the cable companies and phone companies you own all the hardware in your home and are responsible for it.

No, the Security System annual assessment is the only charge for monitoring Innsbrook alarm systems. There are subscription options for remote personal monitoring. However, these subscriptions are not required in order to be monitored by the Innsbrook Security Team.

If you feel that you do not need to have your residence monitored then you can opt out of monitoring. You can opt out using theMember Portal.

Alarm System Opt Out

Legacy Alarm Systems are being upgraded because many of them are malfunctioning causing false alarms. By selecting to opt out we can remove your account from the system so that guards will not have to respond to possible false alarms generated by your system. After residents who wish to continue to be monitored have a chance to upgrade their systems, the monitoring of the legacy alarms will stop completely. By not monitoring out of date systems that generate false alarms the Innsbrook Security Department will be better able to focus on the genuine alarms that require attention. This is a great benefit to the Innsbrook community at large.

No, these assessments are made for the whole community and for the benefit of the whole community much like roads, lakes, and pools. Please refer to the https://www.innsbrook-resort.com website in the Property Owners section under Assessments and Rules and Regulations for further details. Please note the Alarm Systems group simply services and installs alarm systems. They do not have anything to do with assessments, if you have questions or concerns please reach out to your trustees.

Yes, if you would like to opt back in to being monitored and have your system updated please send an email to the alarm systems group. alarmsystems@innsbrook-resort.com

Your system needs to be updated if any of the following are true:
1. You log into the portal and the Alarm System Type is listed as IBK Legacy Alarm.
   Legacy Alarm System
2. If you do not have a working security system
3. You have a key operated security system
In this case, the method that your alarm system uses to communicate is dependent on the system that needs to be replaced or you have a non-working system. If you have a supported alarm panel (see Supported Alarm Panels below) it may be possible to add a radio communicator to the alarm panel and not replace the entire system. If you have a key based system, then it is obsolete and will need to be updated.

1. You log into the portal and the Alarm System Type is listed as Phone/Cell Dialer.
  Legacy Dialer
2. You see no activity in the Alarm Systems Activity or the only entries are “No Signal Received”.
  No Alarm System Activity
In this case, your alarm system may not be operational or is not communicating for some reason. You can test your system by arming it and then disarming it. You should see those entries show up in the alarm log within a minute. If nothing shows up, then your system is not communicating. If your systems is one of the supported alarm panels (see Supported Alarm Panels below) then it may be possible to either fix the existing system or add a radio system to it so it can communicate properly.

Note: We setup alarms to check in daily and monitor the fact that they have checked in. That way, we can make sure that your alarm system is communicating properly.

If your systems is one of the supported alarm panels (see Supported Alarm Panels below) then a radio system can be added to your panel for a one-time charge and you can stop the recurring charges for the phone line.

Sample pricing and additional information are available on the Member Portal.

Send an email to alarmsystems@innsbrook-resort.com and setup a Site Survey. We need to do a survey to make sure what we propose is going to work for you. In general, no two systems are exactly the same.

We go through the residence, check to see if we have adequate space to install the equipment, that we have adequate electrical outlets, determine the keypad(s) location, and specify what we consider to be the recommended sensors. Ideally the owner would be present, or available for a phone conversation while we are at the residence, to discuss options but we can also go though and make our recommendations and go from there.

If you have a supported panel type (see below), then we will check to see if you have space to install the equipment, and if there is adequate power. We will also test the smoke detectors to make sure they are reporting to the alarm panel. If they do not report to the alarm panel, then further investigation/work will be required to see if it is possible to make them report and what hardware changes, if any, will be required. Due to the variability of the installed equipment, this will be billed on a time & material basis.

You will get an e-mail letting you know that your quote is ready. Log into the Member Portal and scroll down to quotes. Pick a registered cell number and then have the system send you a code, enter that code into the quote and approve your quote. The quote will turn into a work order to be scheduled. If you want to make changes to the quote, respond to the quote ready e-mail to make changes.

In some cases, it may make sense to install a new panel and try to re-use as many of the existing sensors as possible. Typically, simple door sensors will work with any panel. Keypad and smart sensors like motion detectors will typically have to be replaced. This type of work is done on a time & material basis. In some cases, it may be beneficial to just abandon the existing wired system and install a new wireless (sensor) system. Wiring from the old key based alarm system typically cannot be used for a new alarm system.

No, the cellular system that interacted with your alarm panel is no longer working. We are replacing the cellular system with the radio system. To get Alarm.com to work again you need to have a DSC Neo 2032 panel and then you can add on the Alarm.com service again which will require additional hardware and good cellular coverage.

We need access to the residence. If the Main Gate has a key, we will have access to that. If we need alarm codes or any other info, please provide that so we can access your residence.
For a radio system only install we need:
 1. Free space to install the radio system, the radio system requires a space about 18” wide by 24” tall on wood to mount it.
 2. A free electrical outlet, complete outlet -- not just a plug. The power supply covers the whole outlet. If an outlet is necessary, then the owner needs to arrange for an outlet to be installed. We do not perform that service.

For a complete alarm system install we need:
 1. Free space to install the alarm panel and radio system, the radio system and alarm panel each require a space about 18” wide by 24” tall on wood to mount it.
 2. Two free electrical outlets, complete outlets -- not just a plug. The power supply covers the whole outlet. If an outlet is necessary, then the owner needs to arrange for an outlet to be installed. We do not perform that service. If there is a single free outlet, we may be able to share the power between the 2 devices but ideally we would recommend 2 free outlets.

In general, no. Please be aware that installers usually have a pretty full schedule and trying to coordinate with residents for specific dates/times can be difficult and may lead to installation delays.

You will get an e-mail stating that the work order has been completed. Unless otherwise requested, we do not arm the alarm system after installing it.

The work will be billed to your Innsbrook Corporation member account once the work has been completed.

Innsbrook warranties the parts and labor for 1 year from the date of installation.

We will test to make sure that the smoke detectors report to the alarm panel and the alarm panel reports to the security department. If the smoke detectors are not wired to the panel or they do not work, it may not be possible to have the alarm panel report to security.

Quick start guides and full manuals are available on the portal. One hard copy can be made available upon request.

For all systems that we have updated the codes that we programmed into the system are available on the portal. If you have changed the codes after the fact, we would not be aware of those changes.

Depending on your insurance carrier you may be able to get a discount for a monitored security system. If you had your system updated (added a radio) or a new radio based system installed then you can access the insurance certificate on the Member Portal. The insurance certificate will be based on the equipment that was installed. You will get credit for Smoke, CO, Water, Temperature and Intrusion detection as appropriate. This is only available on the portal for new/updated systems. If you need an insurance certificate for other systems contact the Main Gate at maingate@innsbrook-resort.com.

Once you log into the Member Portal you can see the last 30 days of activity on your system.

With the basic system, you cannot send any data to your alarm panel remotely. You (and security) can only see the data that the alarm panel sends. If you want to interact with your system, you can utilizing a third party, alarm.com. Innsbrook is an alarm.com dealer. With alarm.com you can interact with your alarm system (arm/disarm/view real time status), get notified in the app of activity as well as manage things like compatible thermostats, lights and locks. There is an additional monthly fee for this service. Please refer to their website https://alarm.com for additional details.

Contact the Innsbrook alarm systems team alarmsystems@innsbrook-resort.com. A list of sensor types is available on the Member Portal.

Smoke/CO detectors have a service life of 10 years at most. If your detectors are 10 years old, you should have them replaced.

Most detectors are wired together and they need to be replaced with a compatible detector. In some cases, it is necessary to replace all the detectors as older versions of the same detector model are not compatible with newer versions.

For units less than 10 years old, the first step should be to replace the batteries. If they continue to have issues, then the detectors can be cleaned, sometimes bugs and dust in the detectors will cause issues.

All the detectors should be replaced at one time unless addressing a single detector with a specific issue. A single detector replacement may not be possible as the new detectors may not be compatible with the existing older detectors even from the same manufacturer. For Kidde/FireX brand detectors we only sell disposable detectors with a 10 year battery life. For Gentex brand detectors, we do sell units that have replaceable batteries but the detectors should still be replaced at the 10 year mark.

Note depending on how the alarm panel/detectors work, a low battery alarm on a smoke detector can cause the alarm panel to go off indicating there is a fire. The detectors only send one signal and there is no way to tell if it is a fire or just a battery issue or some other false alarm. So please make sure detector issues are addressed as soon as possible to prevent the security department from addressing needless alarms.

If replacing or servicing detectors is desired, the Innsbrook alarm team can replace/service them.

Please refer to this website for recommendations about numbers and placement. www.npfa.org

Innsbrook supports 2 types of alarm panels.

1. DSC Neo HS2032 alarm panel.
2. Interlogix NX8 alarm panel.

Note: The manufacturer of the Interlogix NX8 panel abruptly went out of business in 12/2019. If the panel works then great, they are pretty reliable and tend to just keep working, but if for some reason some component on the panel breaks, it cannot be repaired and will need to be replaced. If you have added a radio system to your NX8 panel and the panel fails, the radio will also work with a new DSC panel should one need to be installed.

A DSC NEO is typically made up of the components below as well as sensors.
 DSC Neo
Specifically, the DSC Neo 2032 has 2 header pins. If the board in your panel does not have 2 sets of headers, it is not a DSC Neo 2032 board and it is not supported. Additionally, we may not be able to upgrade the panel if we do not have the installer code for the alarm panel. We do have a set of codes that have worked for some panels that we have upgraded. Without that code, we cannot make changes to the panel. If that is the case, the board will have to be replaced or reset and the configuration of the panel will have to re-created which can take a few hours of labor. If you can open the alarm case, then you can check to see if you have the correct board. The DSC Neo board has the 2 headers circled.
  DSC Neo Board

An Interlogix NX8 case will say NX8 or NX8e on it as below.
NX8
The manufacturer abruptly terminated operations in 12/2019. There are no parts or any other kind of support available for this panel. The panels tend to be reliable so as long as they keep working then great. If it fails the panel can be replaced with a DSC panel, but any sensors that are Interlogix sensors (not door magnets) will need to be replaced as well. Additionally, we may not be able to upgrade the panel if we do not have the installer code for the alarm panel. We do have a set of codes that have worked for some panels that we have upgraded. Without that code we cannot make changes to the panel.
